Vacation Rental Policies
* Payment Options:	Cash, Personal Checks, Visa, MasterCard, Discover at our office in Clinton Township, MI or by FED EX or USPS
* Check In:	After 3PM unless otherwise specified on lease
* Check Out:	11AM, Strictly Enforced During Summer unless specified
* Rental Period:	Saturday to Saturday or Specified
* Cancellation:	Cancellation: $75 fee if 90-Days Prior to Arrival. Should cancellation occur less than 90-Days prior to your arrival and a good faith effort on our part fails to book during your stay, all funds paid are forfeited.
* Deposits:	50% of Total Fee plus the security/damage insurance fee of 459.00. + 6.00% Michigan Sales Tax Remaining Balance to Be Paid 30-Days prior to arrival, including cleaning fee.
* Linens:	Linens and towels are provided.
* Pets:	Unless specifically noted, pets are not accepted.
* Age Requirement:	You must be over 30 years old to reserve you will be asked to provide a DL to verify your age.

Other policies Reservation Policy: At the time of reservation we require 1/2 of the total rental rate (base rate + 6% Michigan Tax) plus the refundable security deposit to be paid. 30 days prior to your arrival the remaining balance must be paid. For your convenience we accept Visa, MasterCard, Discover. Personal checks and Cash are accepted. Cancellation Policy: For a full refund of your deposit, Pat & Gina Fox require written notice at least 90 days prior to your check in you will forfeit all funds paid to that point unless we successfully secure another rental for that same time period. All cancellations will be subject to a cancellation fee of $75.00 Check in and Check out Check out is 11:00 am promptly: no additional time can be given in the months of July and August, those not out by 11:00AM will be assessed a $250.00 late check out fee. Check in is after 3 pm. NO EXCEPTIONS IN EITHER JULY OR AUGUST, UNLESS AGREED UPON AT RESERVATION. Mail and Packages: Please contact Gina Fox for instructions of where to mail packages should you need something sent to you. Long Distance Telephone Calls: We do have local and free long distance within the United States only. PLEASE NO FOREIGN CALLS. Occupancy: The amount of people that our home will accommodate is listed. Overcrowding is not permitted under any circumstances. Occupancy is randomly checked and strictly enforced. If more persons are staying in the home that the amount allowed. $100.00 penalty will be assessed per person OVER the amount of 14. Air Conditioning: Please set AC at 72 if necessary. You will more than likely not need it. Housekeeping: The home will be clean prior to your arrival and will be cleaned upon your departure. If there are any housekeeping issues please notify Gina Fox @ 586-482-2275, so we may immediately remedy the situation...do not wait until the end of your stay. Prior to your departure, please wash all dishes, close windows, turn off fans and AC and leave the premises in a respectable order. Lock all access doors. Payment of Nights Reserved. The guest is responsible for payment of all nights reserved, regardless of the guest's actual arrival or departure. We request you observe quiet hours (10:30PM to 7 AM) out of consideration of our neighbors, you may not be able to see other homes because of the trees, but they are there and sound travels. Loud music or conversation out of doors in the evening hours will carry quite a ways. We will not tolerate obnoxious or unacceptable behavior. You will be asked to leave the premises immediately if there are complaints about unacceptable behavior. This is a family community we wish to host families only. Do not call for a rental if you are singles looking for a party place. Our neighbors have been instructed to call us if such occurrences arise. If you are asked to leave the premises immediately and escorted out, you will forfeit your entire rental fee and security deposit.
